The Shire serves up two very different building environments, sometimes on the same street. Near the water — Cronulla, Burraneer, Caringbah South, Lilli Pilli — salt air is the enemy of cheap boards and mild-steel fixings. There, we lean on our specialty: Trex and Millboard composite decking that laughs off salt spray and never needs oiling, laid over properly protected subframes with the right fixings. 

Further in — Gymea, Kirrawee, Engadine, Menai — bush-backed blocks bring shade, leaf litter and sometimes bushfire ratings into the picture, and dense Australian hardwoods like ironbark and spotted gum come into their own. Either way, we’ll recommend what’s right for your block, not what’s easiest to sell.

Cronulla, Woolooware and Kurnell. Beachside and bayside blocks where salt air is constant. Composite boards and stainless or coated fixings are the default here, not the upgrade.

Councils and approvals

Most Shire projects sit with Sutherland Shire Council, and the honest answer on approvals is that it depends on your block — but it’s usually one of three paths.

No approval needed. A rear deck behind the building line can be exempt development if it stays under 1 metre above ground, sits at least 900mm from every boundary, and comes in under 25 square metres — or 15% of your home’s ground floor area on larger blocks. Most family-sized decks land over that limit, which is why the next path is the common one.

A complying development certificate. Faster and more predictable than a full DA, and the usual pathway for a decent-sized deck on a straightforward block. A private certifier can issue it.

A development application. Needed once the site gets complicated — and in the Shire it often does.

Waterfront blocks. If your land sits seaward of the foreshore building line, development is tightly restricted and Council assesses it carefully. Worth knowing before you plan a deck out toward the water, not after. You can check where the line falls on your block on Council’s foreshore building line map.

Bush-fringe blocks through Menai, Bangor, Barden Ridge and Engadine carry a BAL rating that decides which boards you’re allowed to use. We confirm your rating before specifying materials, not after.

Pool decks bring their own rule: raising a deck beside an existing pool fence raises the finished ground level, which can quietly make a compliant barrier non-compliant. We set deck height and barrier line together.

Prices are indicative Sydney installed rates for 2026 and include the subframe, piers, fixings, boards, under-deck oiling, deliveries, waste removal and a final clean — not just the boards. That’s why they sit above the $350–$500 per square metre quoted elsewhere, which is usually materials only, or supply-and-lay by an unlicensed installer. Sloping blocks, difficult access, elevated decks, stairs, balustrades and pergolas add to the rate, and a quote that’s $200/m² cheaper usually means those things come back later as variations. Installed rates run from $905 to $1,355 per square metre depending on the material, for a level site with a finished deck height under 500mm. That includes piers, substructure, fixings, boards, under-deck oiling, deliveries, waste removal and a final clean. Sloping blocks, elevated decks, stairs and balustrades are quoted separately.

Often not. A rear deck behind the front building line, under 1 metre high, set back at least 900mm from every boundary and under 25 square metres can qualify as exempt development. Above that height, larger than that, closer to a boundary, or on bushfire-prone or foreshore land, you’ll need a complying development certificate or a development application through Sutherland Shire Council. We check your block before anything is ordered.

For waterfront and near-beach homes we usually recommend Trex or Millboard composite with corrosion-resistant fixings — salt air destroys budget boards and mild-steel screws surprisingly fast. Dense hardwoods with stainless fixings are the timber alternative if you love the real thing.

Any deck board gets hot in full Sydney sun, whether it’s timber or composite. The biggest factor is colour, not the material: the darker the board, the hotter it feels underfoot. Of the boards we install, TimberTech AZEK Vintage runs coolest, because its PVC build holds less heat than standard composites. Trex uses what it calls SunComfortable technology in its Lineage range and in selected Trex Select colours, which it says keeps boards up to around 19°C cooler than its original boards. They’ll still warm up in direct sun, though. For a pool deck, pick a lighter colour in either brand and bare feet will be fine. We’ll bring samples so you can feel the difference, and show you what each option costs.

Yes, but the deck has to be designed around the barrier from the start. Under AS 1926.1 a pool barrier must stand at least 1200mm above the finished ground level on the pool side, with no gap over 100mm at the bottom and a 900mm non-climbable zone kept clear. Raising a deck beside an existing fence raises that finished level, so a compliant barrier can quietly become non-compliant. We set the deck height and the barrier line together.

Blocks backing onto bushland through the western Shire are often bushfire-prone, and your BAL rating sets which boards are permitted. Several composite systems, including Woodevo, carry a BAL29 rating. We confirm your rating before specifying materials rather than after.

Most residential decks take one to three weeks on site depending on size, height and extras like pergolas or balustrades. We’ll give you a clear timeline with your quote — and we stick to it.
