Where we build in the Hills
The Hills isn’t one kind of block. A deck in Kellyville is a different job to a deck in Dural, so here’s what each part of the district usually needs.
Kellyville, North Kellyville and Bella Vista — newer estates, smaller lots and houses built close to the side boundaries. Most decks here extend an existing alfresco or step down off it, and the 900mm boundary setback decides early on whether the job needs approval. Composite suits the clean, modern look of these homes.
Castle Hill, Baulkham Hills and Winston Hills — established homes from the ’70s to the ’90s, many with an original deck that’s reached the end of its life. A lot of this work is replacement: new frame, new boards, and often a raised deck with stairs because the block falls away behind the house.
Cherrybrook and West Pennant Hills — bigger family blocks backing onto bushland and creek reserves. Tree protection and bushfire mapping both come into play, so we check the BAL rating before we talk boards. The council line runs through here too — Cherrybrook answers to Hornsby Shire, not The Hills.
Dural, Round Corner and Glenhaven — acreage and semi-rural blocks on the bushfire fringe. Bigger decks, often wrapping around the house, with BAL-rated materials where the mapping calls for them and a pergola or roof over part of the deck to take the edge off the western sun.

Prices are indicative Sydney installed rates for 2026 and include the subframe, piers, fixings, boards, under-deck oiling, deliveries, waste removal and a final clean — not just the boards. That’s why they sit above the $350–$500 per square metre quoted elsewhere, which is usually materials only, or supply-and-lay by an unlicensed installer. Sloping blocks, difficult access, elevated decks, stairs, balustrades and pergolas add to the rate, and a quote that’s $200/m² cheaper usually means those things come back later as variations. Should I choose composite or timber for a Hills District deck?
Both work beautifully here. Composite (Trex, Millboard, TimberTech) wins on zero-maintenance and pool-side comfort; hardwood wins on natural warmth and can suit established homes. We’ll give you an honest side-by-side, including long-term costs, so you choose with your eyes open.
Can you build a deck and pergola together as one project?
Yes — and it’s usually the smartest way to do it. Designing deck and pergola as one structure means cleaner lines, better engineering and one approval process instead of two.
Do you build on acreage properties?
We do — Dural, Glenhaven, Kenthurst and beyond. Acreage blocks sometimes involve bushfire ratings that affect material selection, and we’ll sort that out for you as part of the quote.
Do I need council approval for a deck in the Hills District? It depends on height and size. Smaller, low-level decks can qualify as exempt development; larger or elevated decks need approval through The Hills Shire or Hornsby councils. We’ll tell you which applies to your project before you spend a dollar.
How much does a deck cost in the Hills District?
